How
does it work?
This is a private sale. More and more people are now are using
the internet to find their next property from the comfort of their
home.
1. An email is sent to all buyers that have registered with EFP
where your property meets their search criteria.
2. Buyers will find our website through search engines and will
find your property by our property search engine.
Can I privately sell or let my property
and use an Estate Agent or Letting Agent at the Same time?
You can sell or let your home privately and NOT pay the agents
commission if you find the buyer or tenant yourself. As EFP
is not an Estate Agent, but helps you to sell or let your property
privately, there is no conflict with sole or multiple agency agreement.
The Office of Fair Trading also states this in their publication
'Using an Estate Agent to buy or Sell your home', for a free copy

Why
do Estate Agents and Letting Agents charge so much?
Who knows! However, the general public have been willing to pay
the commission and so the Estate Agents and Letting Agents keep
charging such high fees. Would it not be better to keep this commission
and have a bigger deposit on your next home.
Why
do EFP not charge commission?
We choose not to charge commission as we have reasonably low outgoings,
we have no rent to pay on a shop in a busy high street and no
unnecessary staff. Our aim is to give the public an alternative
way to sell their property and save thousands in commission.
Does
your service work?
Yes our service works, we cover every aspect of advertising we
target traditional home seekers with our For Sale boards and our
adverts in the Sunday Times and other property publications. The
internet home seekers are targeted by our excellent search results
on Google and our presence on the UK’s largest property
portals, which the estate agents actually use.
What
work do I need to do?
If your property is in the Epping Forest area and you choose Price
Band A, you will not have to do anything apart from handle your
viewings. If you choose Price Band B you will have to handle your
viewings, take the appropriate photographs write a description
and then email them to us then we will do the rest. Either way
you stand the chance of saving thousands of pounds in commission,
which is not bad for half an hour’s work.
How
many photos can I display?
Initially 1 photo will be displayed on our website any interested
parties can contact us to request further photos which we will
send to them. We will have up to 10 photos on record. Up to 6
photos will be displayed on the portal website’s.
What
property publications do you advertise in?
We advertise in Property Mart and will have space for 4 properties
displaying a single photo and a brief description. Properties
will be on rotation every fortnight.
What
is classed as the Epping Forest area?

How
do I pay?
You can pay by personal cheque or credit/debit card.
How
do I value my property?
The value of your property is simply the price a buyer or tenant
is willing to pay. Do not be tempted to price too high or you
simply will not receive any viewings. Look at similar properties
in your area and rank your home against them. This is all the
Estate Agents and Letting Agents do. If you have any problems

Do
I legally need an Estate Agent or Letting Agent?
No, all Estate Agents do is introduce buyers to sellers, and tenants
to landlords. They have no legal function. Most people do not
even go to an Estate Agent to find a property, they go straight
to the internet and search for their next home online. They only
then go to the Estate Agents because most people still use Estate
Agents and Letting Agents to market their property.
What
about security?
Most Estate Agents use this to scare people away from private
selling, but consider the facts:
• You decide what contact details are published, where most
Estate Agents will give a property address to anyone who walks
off the street.
• People only visit your home when you invite them and you
are present. Estate Agents may bring anyone to your home even
when you are out.
• Our ‘For Sale’ and ‘To Let’ boards
do not contain any of your personal details. Buyers and tenants
will contact EFP direct using our published Website address, email
address or telephone number.
• When arranging a viewing always ask for their telephone
number, name and address and ask them to bring some ID with them.
Always have a friend or relative with you while the viewing is
taking place.
What
do I do when a find a Buyer or Tenant?
When you have agreed a price, pass your details to a solicitor
or conveyancer who will perform the legal function.
